Down Payment – REQUIRED

Our down payment averages $2,500 and ranges from $2,000 – $5,000. We do offer a down payment savings program as well as a down payment installment program as well. Many times an applicant may be allowed to make installments on the down payment.  Details of such an arrangement will vary from case-to-case.  PLEASE ONLY APPLY IF YOU ARE SERIOUS ABOUT PAYING YOUR DOWN PAYMENT. IF YOU HAVE LITTLE OR NO DOWN PAYMENT SAVED, YOU WILL NEED TO ENROLL IN OUR DOWN PAYMENT SAVINGS PROGRAM. We can then move you into a home once you have the appropriate amount saved. Otherwise, we ask you NOT to submit an application.  If you are seeking a rental, the down payment may be lower.  A $500 upfront deposit is required and will be applied to your down payment.   This is to register you into the program and lock in financing so that you do not have to wait 6 (six) months to re-qualify.  A $500 deposit is required to register you in the program and to lock you in on financing so you will not have to re-qualify in 6 months.  Additionally, this deposit shall be applied to the down payment.

Credit

Our approval process is not based on credit scores.  But, we do look at credit as part of the public record.  Normally, “red flag” events typically that may (but not necessarily) lead to a decline of application may include the following: evictions; foreclosures; patterns of judgments.  However, having any of these things on record may be explained by simply providing a letter of explanation for why the event happened may be more than enough to be approved for financing (proof or may or may not be required).  Proof may need to be submitted with the letter of explanation.  For example, a letter stating that the applicant was suffering from health problems and could not work to pay financial obligations could be accepted in order to obtain financing.

Been at the same job for more than 2 years and you are in.

Employment & Income

Typically, employment should be consistent enough to cover monthly payments.  Income must be three (3) times the amount of the house payment (which would include lot rent if applicable).  Employment history must be fairly continuous.  Ideally, applicants should have consistent in a single job for twenty-four (24) months or have worked in the same industry for the same length of time.  However, income evaluation is a case-by-case basis.  Roommate income is allowed to be calculated as part of an applicant’s overall income.  In some cases, our investor may require 2 (two) years of tax returns.

Approval Process

Applicants: You MUST return messages e-mail/phone to REMAIN ELIGIBLE for this program. Additionally, you will required to either have a down payment or enroll in the Down Payment Savings or Installment Program. If you do not do so, your application will be declined. SERIOUS PEOPLE ONLY MAY APPLY.  Damaged Credit: Most Damaged credit is acceptable.

Approval Process:

(1) Please complete a Fast Online Application for Housing (No Application / Background Check Fee): HERE (You will be forwarded to our sister website)

(2) Upon completion of a background check, you will be called or notified via e-mail of whether your Application has been approved (Most Applications are approved even with Damaged Credit and/or Criminal Background History).

(3) If the Application is approved, we will need to schedule interview. If you are out of the Saint Louis Metro Area, we are willing to do a phone or Skype interview). For the interview, we ask you provide or mail us a copy of both your driver’s license, 2 copies of your paycheck stubs, W-2s with tax returns and your down payment or be prepared to enroll in the down payment savings or installment program. (Please be advised that we may or may not accept payment unless the final approval of the interview is completed).

(4) If approved upon completing the interview, we will accept documentation and payment.

(5) We will have you view any homes we may already have in stock, homes we maybe considering or we will search for you a home (that meets your area, school district, type and size requirements).

Once we have checked the application and processed it for housing, we will call you back. If we can’t contact you, PLEASE RETURN OUR CALL. PLEASE BE READY TO PAY DOWN PAYMENT IF YOU WISH TO HAVE US PURCHASE A HOME ON YOUR BEHALF.

(7) Other crimes: stealing, forgery, patterns of passing bad checks, drug convictions or drug peddling will be accepted may be declined or accepted depending upon time frame.
